How much will a property renovation cost in Bolton?
Our team has done hundreds of kitchen and bathroom renovations over the years, and we believe property renovations are just a bigger version of them! We encourage everyone to get property renovations in a few circumstances: If you’re about to sell your home and want to up the sales price to make some extra money, want to save money by buying a fixer-upper for a bargain price, or have lived in it for more than 10 years and want a bit of a repaint and redecoration to make you fall in love with it all over again!
We’d also recommend instead of getting each room renovated one by one over the course of a year or two, getting a full property renovation at the same time can save you hundreds if not thousands, due to the efficiency of doing them all at the same time because of having the labour on site already, buying materials in bulk, and transporting people and goods around!
When renovating an entire property, our general estimate is to set aside £1,000 to £2,000 per square meter of your home, depending on just how much you want to change, and how detailed you want the decoration and fitting and furnishings! An average 3 bedroom house would be about £70,000 - £120,000, again, depending on if you just want a redecorate, or want to replan, which can add plumbing and electrical costs and make structural changes, like adding or removing walls!
As our Bolton based builders have been doing renovations for years, we have developed solid relationships with local companies and suppliers and so we can buy materials at fantastic rates which help us drive your costs down! When we quote you, although it may seem like a large amount, we don’t have any hidden costs, as we account for everything we know we need during your project! We have been doing this for so long, we have our costs down to a tee and you can be safe in the knowledge that the price you see is the price you’ll pay! We make it our mission to provide great value-for-money, both in the work we do and how we treat our customers!
If you’re thinking of getting a property renovation and want to discuss your options and how much we think it might cost, get in touch with us today and we can get started remaking your home!
Property renovations can be a lengthy process, due to the fact that your entire home will be redecorated, refreshed, and in some cases, partly rebuilt! While of course every home is different, if you have an average 3 bedroom house with 2 storeys, your property renovation could take between 2-5 months. If you live in a 1 bedroom bungalow instead, then you’ll be looking at 1-2 months instead! You also have to bear in mind just how much work you want done to your property.
A light redecoration, repaint and re-tiling of your home can be a very quick process indeed as we don’t have to hold works on site while waiting for certain aspects and can do multiple rooms at once! However, if you’re looking to re-plan your home with structural changes, knocking down or adding walls, windows and doors, and creating extensions, you’ll add a great deal of time to the work! You’ll have to wait for concrete to dry and cure, brickwork to settle and bonding to set, at which points you can re-paint or redecorate those areas!
If you want to move around plumbing, and electrics, such as plug sockets, lighting, ceiling fans and any other electricals, then again, this will add a lot of time to your renovation. That’s because in order to change these things around, we need to hire specialists to move everything into place, and then connect everything up. This is usually done on their schedule as they are busy people and at times we have to wait for them!
Next, if you’re looking for unique, custom-made furniture, fittings or furnishings, these can also take time. This is because it takes time for manufacturers to build the items and then get them delivered to us safe and sound. Unfortunately, because we sub-contract them, we can’t control their timeline of work, so although we’ll order the items as soon as work begins, we can’t stop any delays or obstructions to their timeline!
The last piece of the puzzle when it comes to how long a property renovation takes in Bolton is flooring. You may not think of it at first, but there’s not much point doing a property renovation if you don’t change the flooring as well! A new lick of paint is all well and good, but if you still have the same, dreary, stained grey carpet, your room will still look as bad as before! You can change to wooden or tiled flooring, and you can also put under floor heating into your home or just a couple of rooms which are an absolute luxury in the winter!
If you have some ideas for how you want your property renovation to look and you want to find out a general timeline, then get in touch with us! With no obligation, you can have a brief conversation with us and we can tell you if we think it’ll be a short or a long renovation and talk through some of the parts you haven’t yet decided!
We believe that there are 4 main situations in which you should go for a property renovation as a first point of call. Here we’ll outline them for you so you can decide for yourself if it’s the right course of action!
Currently living in a home for at least 5 years
When you’ve been in your home for a while, you might find that you’ve started to fall out of love with it and now you can see all of its defects and problems. You might even just be bored of the stains you’ve accumulated on the flooring and the walls! In which case a property renovation might be just what you need! Wood contracts and expands with the weather which can crack or warp it and make your doors not close properly anymore, and your paint fall away, you can get damp that settles into the walls in places like the bathroom or kitchen, or rooms that don’t have good airflow, like your basement. The sun will beam through the window and wear away at materials over time, fading them.
If you’re starting to see any of these things, then a property renovation can make you love your home again! While these problems are being fixed, you might also want to install some mod cons into your home like specialist equipment, under-floor heating, voice activated light, blinds or windows or even build out space for future rooms or gadgets you want!
About to sell your home
When you start to think about selling your home, you wonder if it’s as good as can be and get a price as high as possible. We’re here to tell you that if you get a property renovation first, you’ll be amazed at how much quicker, for how much of a higher price it will sell! Not only will a property renovation make it look fantastic, but it will also add extra value by installing energy saving appliances and lighting, which buyers can see will save them a lot of money in the long run! Property renovations that are well done have been proven to increase a home’s value by 10-20%! This means a renovation pays for itself and then some when selling!
It’s worth bearing in mind, that if you’re using a sales agent to sell your home, definitely have a conversation with them about they believe will add the most amount of value to your home! It may be that they’ve seen common patterns and trends that help sell homes in Bolton and the north-west and may have a great idea for how to get your house sold even quicker and for more money!
Looking for a fixer-upper
Fixer-uppers can be a fantastic way to get a beautiful, big new home without paying over the odds, as long as the property doesn’t have any serious structural issues that need to be fixed anyway! A property renovation will be a great way to not only turn it into a lovely new home for you and your family, but you can also re-shape it how you like and add whatever gadgets and energy saving functionality you’d like!
Of course many people buy a fixer-upper with the idea of rolling up their sleeves and renovating the property themselves. We’d advise against this however! Unless you’re a skilled, experienced labourer with contacts in the trades, doing a DIY property renovation can be a very long, arduous and expensive process! You may think that it just needs a lick of paint and some re-tiling, however, what if you bring up some flooring and realise there’s dry rot in your floor? What if you knock through a wall not realising there’s pipework there and break through it? A renovation is a much more complex process than just re-painting a few walls!
Here at Bolton Builders, we are skilled experts and have done property renovations for decades here in Bolton and the north-west! If you’re thinking about buying, or have just bought a property and want us to look through it with you, give us a call and we’ll let you know just how long we think it’ll take and at what price!
If you regularly buy property to sell
Whether you are already a flipper or want to get into property redevelopment and selling as a career, then you probably know the value of buying old properties, renovating them and re-selling! We’ve had many clients in the past that have returned to us to perform this service for them as they’ve been so happy with our work! We can not only improve the look of a property, but we can also turn current family abodes into houses of multiple occupation with separate bedrooms and shared living spaces for you to sell as different units!
